Wichita Parking Lot Maintenance was started in 2013 by Mike Delgado, who spent nine years running paving and sweeping crews for a regional contractor before deciding local property managers deserved better than juggling four vendors for one parking lot. What started as a two-truck sweeping operation covering a handful of strip malls on East Kellogg has grown into a full maintenance crew serving shopping centers, apartment complexes, churches, and multi-site property management companies across Sedgwick County and the surrounding towns.
We deliberately stayed out of full sealcoating and repaving — those are specialist jobs with their own equipment and crews — so we could stay focused on the maintenance work that keeps a lot safe and functional between resurfacing cycles: sweeping, pothole repair, crack sealing, drainage, and the inspections that catch problems while they're still cheap to fix.
Property managers deal with enough vendors who reschedule. We build routes and schedules we can actually keep.
If a repair is outside our scope, or a "quick patch" is actually a sign of a bigger drainage problem, we say so instead of quoting work that won’t hold.
